House Hunting – A Brief Guide to Renting

• What is the total cost due upon signing the lease? How much is the deposit? How much is the rent, how and when is it to be paid?
  
• Is the apartment furnished/unfurnished? What appliances are included?
  
• What utilities are included in the rent? How much do the utility bills run in the winter & summer?
  
• How long is the lease? Is the lease convenient; does it end at the same time as the academic semesters?
  
• If two or more people sign the lease, who is responsible for the terms of the lease if one person moves out?
  
• Are there penalty fees for ending the lease early? What is the cost?
  
• How close is it to campus? Is it on a bus route?
  
• Is it a safe community? Is the building secure?
  
• Are there any special terms (noise, visitors, smoking, parking, pets etc)?
  
• Ask if you need to set up the utilities (see over for some contacts).
  
• Protect your belongings through Renters Insurance – the landlord will usually only provide building insurance which covers the property and not your possessions.

The lease is a legally binding agreement. It is very important to read and understand the lease terms before you sign it. If you are unsure about anything ask the landlord to go over it with you.
